A service that grew out of an engineer’s frustration

MűLeÍr was not dreamt up behind a desk. It grew out of the everyday work where somebody has to sit down in front of a drawing and work out how many bricks, how many square metres of insulation and how many bags of adhesive the house will need.

The problem it answers

Quantity take-off is one of the least glamorous and yet most expensive jobs in construction. On an average family house you read off wall lengths, deduct openings, total up areas — and then repeat all of it for every material category. It takes hours, typically in the evening or at the weekend, and a single lapse of attention runs through the whole calculation.

The error punishes you in both directions, too. Work with less material than reality and the difference comes out of the contractor’s pocket. Work with more and the quote is more expensive than the competition’s. What is at stake is not theoretical accuracy but real money — while the work itself is purely mechanical.

Hence the question: if the data is already there on the drawing, why does somebody have to type it out by hand for the third time?

Who is behind it

MűLeÍr is built by Németh László. He graduated as a mechanical engineer, then qualified as a building energy performance assessor with the Hungarian Chamber of Engineers, and went on to earn a postgraduate degree in building energy engineering at the University of Pécs.

The practical side of that career matters at least as much. Working as an engineer at a main contractor, he produced dozens of architectural bills of quantities together with the take-offs behind them, and also worked on architectural design and technical drawing. Later, while running his own contracting team, the daily job was the technical preparation of projects, quotations and quantity calculations, and preparing decisions for clients.

He has been working with building energy performance for more than ten years, meeting several hundred clients along the way — for new builds, extensions and the refurbishment of existing homes alike. Those conversations are what made it clear where the process gets stuck and what is genuinely needed. MűLeÍr is the first step of that: making material take-off and bill-of-quantities work easier.

How the technology works — and where its limits are

Uploaded PDF drawings are processed by automated data extraction: the system reads the rooms, dimensions, doors and windows and wall structures, and calculates material quantities from those in 10 categories at present. The calculation is not a lumped estimate: it gives items broken down by pieces, square metres, cubic metres, linear metres and kilograms, including the usual trade allowances — overlap and cutting waste among them.

Automatic recognition is not infallible, and we do not claim it is. Accuracy depends on the quality of the drawing: it works more reliably from a CAD-drawn, dimensioned plan than from a scanned, hand-annotated sheet. That is exactly why there is a review screen in the middle of the process, where every extracted value can be corrected and the calculation re-runs with your corrections. So the end result is not down to a black box — you see and approve the data the report is built from.

The system also learns from those corrections, so recognition keeps getting more accurate.

Data security

Uploaded drawings are stored encrypted on servers within the European Union and are accessible only from your own account. We do not pass them to third parties and do not publish them. You can delete your projects at any time — deletion also destroys the uploaded files.
